House Flipping has become a hugely popular subject everyone has been talking about in recent years. This is due in no small measure to the exposure it receives on television with programs such as “Property Ladder” and “Flip That House”. They may need redecorated, or more substantial work done to them, but the important point is that they are sold in less than perfect condition, and so can be bought cheaply. Because the sellers and agents know the property is not as good as it could be, the buyer is in a position to reduce the price, and the buyer may also have limited competition. If he can then sort those problems at very low cost and can sell the property on quickly in seemingly perfect condition for the maximum market value, he will have made a profit.

Within this area they get to know what property is worth, which areas are increasing in value, which decreasing, and what the market conditions are. They will then be able to spot a potential bargain very quickly, snapping it up for quick redevelopment and resale.
Another key skill the successful house flipping developer must learn is to concentrate their efforts (and money) on the areas in the house which will be magnets to potential house buyers. They do not spend money evenly across the various areas of the building which need work done - because some things buyers will notice or be interested in, others they will not. They will not spend much money on regular paints and floors, they will try and find exciting color combinations and decorating flourishes which will make the property more attractive, and encourage a buyer to jump at the opportunity to buy.
